Rental Eligibility
Below are general guidelines that are taken in consideration during screening process to determine an Applicant eligibility for rental.
Rental History
- NO evictions
- No judgements for money owed to another Landlord
- We reserve the right to deny an application if we are not able to verify your rental history
- 1st time renters may be asked to provide additional security deposit
Employment History
- Six (6) months of current employment
- Self-employed persons will have to provide proof of income - bank statement, tax returns
Income Requirements
- Net income shall be a MINIMUM of three (3) times monthly rent (combine co-applicant income)
Credit Requirements
- No outstanding bankruptcy
- Current payments to all creditors, no delinquent payments
- We reserve the right to deny an applicant based on poor credit history
Occupancy Limit
- The number of occupants per unit is limited to no more than 2 people per bedroom plus one
Examples of Reasons for Denial of Your Rental Application
- The Applicant has insufficient income
- The Applicant income can not be verified
- The Applicant has been convicted of a crime
- The Applicant has a money judgement against him
- The Applicant has a poor rental history
- The Applicant submitted false information
- Prior Landlord has negative comments about the Applicant
